Why Kingsway

Five layers. No shortcuts.

  1. 01

    Polyaspartic top coat

Clear and UV resistant. It won't yellow like an epoxy top coat, and handles salt and hot tires.

  2. 02

    Decorative flakes

A full broadcast, so the floor is completely covered. Hides dust and adds grip.

  3. 03

    Epoxy base coat

Tinted to match your flakes. Locks them in and adds thickness.

  4. 04

    Moisture barrier primer Every job

Bonds deep into the concrete and blocks moisture from below, a common cause of peeling.

  5. 05

    Prepared concrete

Degreased, diamond-ground and crack-repaired. This step decides how long a floor lasts.

About us

Who we are.

Kingsway Coatings is a York Region company, owned and operated by three local partners. Our team combines hands-on construction experience with project management, so every job is done right and stays on schedule.

Every project, from a single garage to a commercial space, gets the same careful preparation and attention to detail, because that's what makes the work last.

Questions

Common questions.

Will road salt ruin the floor?

No. Bare concrete soaks up salty slush, which freezes and causes pitting. A coated floor is sealed, so salt sits on top. It can leave a white film as it dries, which mops or hoses off. We add grip to the top coat so it isn't slippery when wet.

Why polyaspartic on top instead of epoxy?

Epoxy yellows in sunlight and scratches more easily. Polyaspartic stays clear and handles chemicals, hot tires and Ontario temperature swings. We use epoxy underneath, where it bonds best, and polyaspartic on top, where the wear happens.

How long until I can use my garage?

Most garages take two days. You can usually walk on it the next day and park on it a day or two after. We give you exact times for your floor.

Can you coat floors in the winter?

Yes, in heated garages, basements and commercial spaces. Unheated garages are best done once it warms up, because the concrete has to stay warm enough to cure.

Are quotes really free?

Yes. We come out, measure, check the concrete and send you a written price. No pressure.
